Six years. Over 200 brand-new homes. Scroll through my Google reviews with me and hear the real stories behind them: the finance that got sorted, the block that got secured, and the costs they knew about before they signed.

What you can borrow and what it'll really cost to build, before you fall in love with any block.
The First Home Owner Grant and 5% deposit scheme, explained for your situation so nothing's missed.
Which estates and lots suit your budget and your design, in the areas you'd most love to live in.
Finance lined up early, so when the right block comes up, you can secure it before someone else does.
A home that suits your block, your budget and the way you actually live, not just a display home.
Every cost upfront before you sign: what's included, what isn't, and where extra costs usually hide.
The things first home buyers ask me most
Perth renters who want to build their first home and want to know exactly where they stand before they commit to anything.
Anyone buying an established home, or building outside Perth. I'm not the right person for those, and I'll tell you so.
No. Your First Home Plan and our first conversation are free, with no obligation to go any further.
Most of my buyers start with less than they think they need. We'll work out what you've got, what support you're entitled to, and how far away you really are.
Yes. Pre-approval tells you what a lender will give you. It doesn't tell you which blocks suit that budget, what the build will really cost, or where the extra costs hide. That's the part I cover.
No. I'm a new homes consultant. The brokers I work with specialise in new home and construction loans, which are different from buying an established home. They know how to structure a loan that pays out in stages as the house goes up, which lenders suit first home buyers who are building, and how to get the most out of the grants and deposit schemes you're entitled to. I make sure the finance, the block and the build all line up.
Yes. Over six years, I've built personal relationships with land sales agents and estate teams across Perth, so I know what's coming up, what's good value, and which blocks to avoid. And because I know the designs inside out, I'll make sure the block you choose actually suits the home you want to build. The right orientation, the right frontage, no costly surprises from site works.
Mainly Perth's northern corridor (Alkimos, Eglinton, Yanchep and Two Rocks) and the south-east (Baldivis, Wellard, Hilbert and Gosnells). If you've got somewhere else in mind, ask me.
I build with B1, so the plan is built around a B1 home. I'd rather tell you that now than halfway through. If B1 isn't the right fit for you, I'll say so.
It depends on your finance, whether the land is titled, and the build itself. Once we've mapped out your plan, I'll give you a realistic timeline for your situation, not a sales number.
A display home shows you a house. I show you what it takes to get you into one: your real number, your grants, the right block and the full cost, in the right order.
Yes. I work with investors too, but this page is built for first home buyers, so the plan and questions here are set up for them. Get in touch and we'll talk through your investment build separately.

1. Finance
We start with your real number. My specialist new home brokers work out what you can borrow, the grants you're entitled to, and how to structure your construction loan. You'll know your budget before you look at a single block.

2. Land
With finance sorted, you're ready to move. Through my relationships with land agents and estate teams across Perth, I'll find blocks that suit your budget and your design, and help you secure the right one quickly, before someone else does.

3. Design
We match a design to your block, your budget and the way you live. You'll know what's included, what isn't, and where extra costs usually hide, all before you sign. That's how you build your first home without the surprises.
I'm a new homes consultant with B1 Homes, here in Perth.
Land in Perth moves fast, and most first home buyers lose weeks working out what they can afford before they're ready to move on a block. That's the part I fix.
For six years, I've helped Western Australians build their first home. I'll map out the whole journey, make sense of the grants and finance, and get you ready to secure the right block before someone else does.
Your first home is one of the biggest things you'll ever do. I'll treat it like it matters. Because it does.
